A housing shortage in Ohio has reached critical levels, with a shortfall of nearly 270,000 affordable housing units and 100,000 single-family homes. Rising home values and property taxes have further complicated access to the housing market for many residents. In response, Ohio REALTORS are supporting Senate Bill (SB) 145, which aims to address these issues by expanding development tools statewide.
Ohio REALTORS recently testified before the Senate Housing Committee in favor of SB 145. The bill includes several initiatives aimed at improving housing availability. Among its proposals is renaming the Department of Development to the Department of Housing and Development, highlighting housing as a key economic driver.
The legislation also suggests creating an Ohio Housing Dashboard and Toolkit to provide data for local leaders and insights into housing trends for residents. CEO Scott Williams emphasized the importance of equipping local governments with resources to tackle housing supply challenges. He stated: "Ohio REALTORS recognized the importance of providing local governments with resources to address the state’s housing supply needs."
SB 145 also seeks to enhance the Welcome Home Ohio Program by converting vacant properties into affordable homes for income-eligible residents. Proposed changes include lowering square footage requirements and increasing tax credits.
Additionally, SB 145 revises TourismOhio's mission to promote Ohio as a "pro-housing state." The legislation aims to strengthen Ohio’s housing market and modernize development programs. As it progresses through the legislative process, Ohio REALTORS will continue advocating for policies that expand opportunities across the state.
