Activity in Ohio's housing market saw an increase in April, with sales rising by 2.3% compared to the same month last year, according to Ohio REALTORS. In April 2025, home sales reached 11,434, up from 11,178 recorded a year earlier. The average sales price in Ohio rose to $297,453, marking a 4.4% increase from April 2024's $284,939.
"April brought strong momentum to Ohio’s housing market as the spring homebuying season takes off," stated Michelle Billings, President of Ohio REALTORS. "Home prices are on the rise, and we’re seeing renewed energy from both buyers and sellers. This activity signals growing confidence in the market and a healthy outlook for the months ahead."
Across the state, ten out of twelve markets tracked showed an increase in average sale price compared to April of the previous year.
However, during the first four months of this year, home sales activity decreased by 2.2% compared to January-April 2024. Year-to-date sales amounted to 36,520 homes sold versus 37,329 homes sold during the same period last year.
The average sales price for this period was $288,605—a rise of 5.8% from last year's $272,686 mark. Data provided by Multiple Listing Services includes residential closings for new and existing single-family homes and condominiums/co-ops.
Ohio REALTORS is noted as being the largest professional trade association in Ohio with over 35,000 members dedicated to their clients and communities.
