Ohio REALTORS discuss solutions for state's ongoing housing crisis

Ohio REALTORS representatives recently addressed the Senate Committee on Housing, emphasizing the pressing need for solutions to Ohio's housing shortage and affordability crisis. Andrew Huffman, Assistant VP of Government Affairs, and Veronica Cardello, Assistant VP of External Engagement, provided testimony on the significant gap in affordable rental and single-family units across the state.

Huffman highlighted the sharp rise in home values and property taxes, stating: “The most recent sales data from 2024 showed the average sales price in Ohio reached $291,062, a 7.3% increase from the previous year and nearly double what it was in 2014 ($149,210). As home values have risen, so have property taxes. Far too many homeowners are struggling to keep up with their growing tax bills and face the real possibility of being taxed out of homeownership. In fact, a recent study conducted by the Ohio Chamber of Commerce Research Foundation found that Ohio’s property taxes are 72% higher in Ohio than in other locations examined by the study.”

To address these issues, Huffman proposed several policy initiatives such as modular housing innovation to reduce construction costs, zoning reform, density bonuses expansion, and pre-approved infill housing plans.

Cardello introduced a collaborative project with the Greater Ohio Policy Center aimed at promoting infill housing development. The initiative titled "Housing Ohio: Tools for Development" is set for release in March 2025. It will offer free building plans designed to cut expenses by eliminating design fees while accommodating various preferences. These plans can be pre-approved for building permits across most jurisdictions to streamline processes.

The Senate Committee on Housing was established as a select committee during the last General Assembly but has now become a standing committee focused on removing barriers to housing construction and encouraging homeownership.
