Ohio home sales drop slightly but prices continue upward trend

Ohio REALTORS recently released a report indicating a slight decline in home sales for September 2024, while average sales prices and total dollar volume showed an increase compared to the previous year. The data revealed that 11,197 homes were sold in September, marking a 0.5% decrease from the 11,256 homes sold in September 2023. Despite this dip, the average sales price rose to $301,158, reflecting a 9.3% increase from last year's figure of $275,433.

"Ohio’s housing market remains strong and steady this September,” stated Ohio REALTORS President Ali Whitley. “The increase in home sales prices and dollar volume show that owning a home remains a great investment. An Ohio REALTOR serves as a professional partner, guiding buyers and sellers through the intricate process of home buying and selling to successfully achieve their housing goals.”

The report highlighted that 12 out of the 14 markets tracked saw an increase in average sale prices when compared to figures from September 2023. Additionally, overall home sales activity for the first nine months of 2024 was up by 1% compared to the same period last year. From January through September this year, there were 98,636 homes sold versus 97,630 during those months in 2023. The average sales price over these nine months was $292,158—a rise of 7.4% from $272,010 recorded last year.

Data utilized by Ohio REALTORS is sourced from Multiple Listing Services and includes residential closings for both new and existing single-family homes as well as condominiums/co-ops.
