Governor DeWine signed Senate Bill (SB) 94 this week after over a year of deliberation in the Ohio House and Senate. This legislation focuses on modernizing electronic records and conveyances, assisting Ohio counties in maintaining a robust and accessible online system, promising enhanced accessibility and efficiency in managing these critical documents.

SB 94 aims to ensure that all 88 counties in Ohio will have a comprehensive online system for maintaining electronic records and conveyances. This modernization is expected to streamline the process of recording and accessing documents, making it faster and more convenient for users.

Ohio REALTORS® played a crucial role in advocating for this bill, providing proponent testimony during both the House and Senate committee processes. CEO Scott Williams stated: "This legislation is a significant step forward in modernizing and streamlining the process associated with electronic records and conveyances and will foster a more transparent and user-friendly system."

Ohio REALTORS® have historically opposed any fees, taxes, or surcharges that increase ownership costs. During the legislative process, they advocated for the document preservation surcharge to be capped at $5 to fund the digitization and ongoing preservation of records. This financial consideration ensures that costs are kept reasonable for all stakeholders.
