Activity in Ohio's housing market saw a decline in February, with sales dropping by 6.8% compared to the same month last year, as reported by Ohio REALTORS. In February 2025, home sales amounted to 8,007, down from the previous year's figure of 8,588.
Despite the decrease in sales volume, the average sale price rose to $284,191 in February, marking a 6.4% increase from $267,187 recorded in February 2024. Michelle Billings, President of Ohio REALTORS, commented on this trend: "Despite a slowdown in home sales this February, Ohio’s housing market remains resilient, with steady price growth reflecting continued demand.”
Billings further noted that while there is less activity than last year, rising prices highlight that owning a home is still seen as a valuable investment: “While sales activity has softened compared to last year, the rise in average sales price underscores that homeownership remains a great investment in our state. An Ohio REALTOR serves as a professional partner, guiding buyers and sellers through the intricate process of home buying and selling to achieve their housing goals successfully.”
The data shows that 12 out of 14 markets across Ohio experienced an increase in average sale prices when compared to February of the previous year.
In the first two months of this year combined (January-February), there was a 3.2% drop in home sales activity compared to the same period last year. Year-to-date figures show total sales at 15,480 homes sold versus 15,987 from one year ago.
During these two months, the average sale price was $277,918—a rise of 6.2% over last year's $261,576 mark for January-February. The statistics provided by Multiple Listing Services cover residential closings for both new and existing single-family homes and condominiums/co-ops.
