As Ohioans celebrate relationships this Valentine's Day, the Ohio Department of Commerce's Division of Real Estate and Professional Licensing (REPL) is urging individuals to understand their relationship with real estate agents. Recent changes to Ohio’s real estate license law make it important for consumers to comprehend these agency relationships, which are crucial for building trust and making informed decisions.
The Division has released a new video resource to help consumers navigate these changes. "We are committed to empowering consumers through education and transparency," said Division Superintendent Daphne Hawk. She emphasized the importance of understanding agency relationships in ensuring that consumer needs are met during transactions.
Real estate professionals in Ohio can represent clients in several ways: buyer agency, seller agency, dual agency, and split agency. Each type comes with distinct responsibilities and benefits. Understanding these differences helps consumers choose the arrangement that best supports their goals.
Following legislative updates last year, including House Bill 466, Ohio law now requires a signed buyer agent agreement before properties can be shown. This agreement can be exclusive or nonexclusive, providing flexibility during the homebuying process.
